How to add an investment property to your Sharesight portfolio:

Part 1: Create the custom investment

This only needs to be done once. If you have already created the custom investment for this property, skip to Part 2.

1 - Click Add investment from your portfolio.

2 - Select Add a custom investment.

3 - Enter a unique investment code for the property.

4 - Enter the investment name — this could be the property address.

5 - Select Property Fund from the Investment description dropdown.

6 - Select the country of the investment.

7 - Click Create Custom Investment.

Part 2: Add a trade to your portfolio

If you have already completed Part 1, click Add investment > Individually add trade > search for your property by name or investment code, then follow the steps below.

Note: The tax residency of a portfolio determines the currency holdings are displayed in. If the property is overseas, the exchange rate will be factored into performance.

1 - Enter the trade date — the date you purchased the property.

2 - Trade type — leave as Buy.

3 - Quantity — enter 1 for one property.

4 - Unit price — enter the purchase price of the property.

Alternatively, some investors add the quantity as the purchase price and the unit price as 1.

5 - Brokerage — add any costs associated with the purchase, e.g. stamp duty, legal fees.

6 - Optionally add a comment or attach a relevant document.

7 - Click Save trade.

Once the trade is saved, your property will be added to your Sharesight portfolio and the Portfolio Investments Page will load.

If you haven't set up Custom Grouping, holdings will be grouped by market. The property will appear under Other Market.

To update the price for the property, if property appraisal etc:

1 - Click on the holding on the Portfolio Investments Page.

2 - Select the Summary tab and click Manage in custom investment prices.

3 - Click Add price.

4 - Enter the date and new price.

5 - Click Add Price.
